The pattern renters keep running into

• The “Army officer” or “NRI” script — The poster claims to be an NRI or an Indian Army officer who just got transferred. The respectable persona is used to explain why they cannot meet you in person.
• The reappearing number — The same phone number shows up across dozens of listings under different owner names.
• The “gate pass” fee — You are told to pay a small, “refundable” token (often ₹1,000–₹2,500) via UPI for a “visiting card” or “society security pass” just to enter the building.
• Identity harvesting — Scammers demand photos of your Aadhaar or PAN over WhatsApp before you see the property.
• High-pressure urgency — They claim another tenant is transferring the deposit right now, pushing you to act without thinking.

How this works behind the scenes

The problem is built into how open-marketplace portals operate. Anonymous posters can upload photos from the internet and create a bait listing. When you call about that underpriced flat, you may be told it was “just rented an hour ago.” You are then steered to a different, lower-quality, or more expensive property. The fake listing was never a real home for rent — it was a tool to harvest your phone number.

Worse, some fraudsters use these platforms to collect upfront digital payments from many house-hunters at once, then disappear — deleting accounts and discarding SIM cards.
